Scope of Service Experience
Mr. Orloff has an extensive background in corporate real estate and development. In 1978, he commenced his real estate career with the Southern Pacific Industrial Development Company in San Francisco were he managed the development of railroad owned land in Northern Nevada, Utah and Northern California.

In 1984 Mr. Orloff accepted a position with Litton Industries in Los Angeles where he was responsible for Litton's real estate requirements in the Western United States. He successfully completed several large regional site selection and development projects including the acquisition of a 377,000 square foot corporate headquarters facility in San Jose, California.

In 1986 Mr. Orloff left Litton and accepted a position of Director of Real Estate Development for Jiffy Lube International, Inc. in the Los Angeles area where he was successful in establishing over 25 Jiffy Lube facilities throughout the Los Angeles area.

Education
Mr. Orloff received a Bachelor of Arts degree from UCLA in Economics in 1978. In 1983 he completed an MBA in Finance from Golden Gate University in San Francisco.

Background & Experience
In 1993, Mr. Orloff returned to Litton Industries assuming the responsibility of managing its worldwide real estate portfolio comprised of over 16 million square feet. Among his duties, Mr. Orloff managed the day-to-day real estate demands of a Fortune 300 company which included performing site selections, investment analysis, appraisals, property development and building construction, management of property management personnel and the negotiation of property sales, leases, acquisitions, sale/leasebacks and tax appeals.

He was successful in the sale of numerous industrial and office properties throughout the United States. He worked through the environmental challenges in the sale of older manufacturing facilities resulting in no post closing environmental obligations. Mr. Orloff also successfully presented a synthetic lease alternative to a conventional built-to suit office development of 565,000 square feet, which provided annual savings in lease cost of over 40%.

In 2001, Northrop Grumman acquired Litton Industries and Mr. Orloff assisted in the integration of the two companies. He then joined the newly formed Corporate Real Estate Services Division of NAI Capital Commercial.
